Flat-Fee MLS® Basics

What is a flat-fee MLS® listing?

A flat-fee MLS® listing lets you list your home or rental on the same MLS® System and REALTOR.ca that full-commission agents use — for one transparent flat fee instead of a 5% commission. You keep control of your showings and negotiations while List It Realty Brokerage Inc. handles the listing, paperwork, and compliance.

Is a flat-fee MLS® listing legal in Ontario?

Yes — 100% legal. Your property is listed through a licensed Ontario brokerage in full compliance with the Real Estate Council of Ontario (RECO) and Ontario's Trust in Real Estate Services Act (TRESA).

Is your service available across all of Ontario?

Yes. We list properties in every city and town in Ontario — Toronto, Ottawa, Hamilton, London, Windsor, Kitchener-Waterloo, Kingston, Barrie, Sudbury, Niagara, and beyond. Everything is handled 100% online.

Will my property appear on REALTOR.ca?

Yes. Every listing is published on your regional MLS® system and REALTOR.ca, and syndicated to tens of thousands of websites through REALTOR.ca's distribution partners — REALTOR® and brokerage websites — plus our own three-site network. It's also discoverable through Google, Bing, and Yahoo.

How is this different from a traditional 5% commission agent?

You get the same MLS® and REALTOR.ca exposure, but pay a flat fee instead of a percentage commission — saving thousands in equity. You stay in control of showings, and add professional support (like Offer-to-Closing Support, included in the Ultimate Money-Back Guarantee Package) only if you want it.

Do I still offer a commission to the buyer's agent?

It's optional but recommended. Offering a buyer-agent commission (often 2% or a flat amount) encourages agents to bring qualified buyers. You never pay a listing-side 5% commission.

Are there any hidden fees?

No. Pricing is fully transparent: one flat fee for your package, plus any optional add-ons you choose, plus 13% HST, plus a buyer-agent commission only if you choose to offer one.

How much does a flat-fee MLS® listing cost?

Our flat-fee MLS® sale listing is $549 + HST with a 12-month term. Optional add-ons are available, and there is no listing-side percentage commission.

What's included in the $549 listing?

A 12-month MLS® + REALTOR.ca listing, three-site syndication plus REALTOR.ca distribution to tens of thousands of REALTOR®, brokerage and partner websites, up to 50 seller-supplied photos, unlimited open houses posted to REALTOR.ca, unlimited listing updates (plus one free price change per month), virtual onboarding with e-signatures, REALTOR.ca statistics on demand, a post-purchase strategy call with a licensed REALTOR®, and email support.

How long does my listing stay active?

Your MLS® & REALTOR.ca listing runs for a 12-month term — built for today's market so you have time to secure the right buyer. You can renew or upgrade anytime.

What optional add-ons are available?

With the Essential MLS® Listing: Offer-to-Closing Support ($399), the MLS® Interboard Listing Upgrade ($199), a DirectConnect™ QR Yard Sign ($89), AI Virtual Staging ($100), a REALTOR.ca Listing Refresh ($199), and directional or open-house signs with your property QR code ($39 each). The Ultimate Money-Back Guarantee Package includes Offer-to-Closing Support and the QR yard sign, and discounts the Interboard upgrade to $129 and the Listing Refresh to $99. All prices + HST.

Do you offer professional photography?

No — we do not offer professional photography. You upload your own high-quality photos (up to 50 on a sale listing), and most sellers get excellent results with a modern phone in good daylight. If you want your rooms to show furnished, AI Virtual Staging ($100 + HST, available with either package) can digitally add furniture and décor to up to 30 of your own photos; the originals are kept and staged images are identified wherever required.

Showings, Offers & Closing

Who handles showings on a flat-fee listing?

You do — that's the control (and the saving). Buyers and their agents request showings through your listing, and you schedule them on your terms. You can also post unlimited open houses to REALTOR.ca at no extra cost.

How do offers come in?

Represented buyers' agents send offers the standard way, and unrepresented buyers can use our free online Offer Writer, which structures the offer properly from the start. Our Sell With Offers tools let you receive, counter, and negotiate online — and Offer-to-Closing Support (included in the Ultimate Money-Back Guarantee Package, or $399 + HST with Essential) puts licensed support behind the offer, deposit and paperwork through to closing.

What is a conditional offer?

An offer that firms up only after conditions are met — most commonly financing (3–5 business days), a home inspection, or a condo status certificate review. Conditions are normal; they come off in writing with a signed waiver or notice of fulfilment. Our guides cover each condition in plain language.

Do I need a lawyer to close?

Yes — every Ontario sale, however it was listed, closes through a real estate lawyer (typically $1,000–$2,000). The lawyer discharges your mortgage, handles the funds, and transfers title. That cost is the same under any listing model.

Can I get a yard sign?

Yes — the DirectConnect™ QR Yard Sign ($89 with Essential, included in the Ultimate package) ships to your door. Drive-by buyers scan the QR code and land on your full listing with photos, price, and showing requests. Directional and open-house signs customized with your property QR code are $39 + HST each.

Landlords & Rentals

How much is a flat-fee rental listing?

Two options: the MLS® Rental Listing at $549 + HST (3-Month Legal Guarantee) and the Premium MLS® Rental Listing at $749 + HST (12-Month Legal Guarantee). Both include a 12-month listing term.

What's the difference between the Basic and Premium rental packages?

Both include 12-month MLS® & REALTOR.ca exposure, full tenant screening, digital lease signing, first & last month rent coordination, and a 12-month LandlordEzy™ Premium membership. The only difference is the Legal Guarantee length: Basic includes 3 months, Premium 12 months.

Do you offer full-service leasing or property management?

Our flat-fee service keeps you in control of showings. Full-service leasing and ongoing property management are available Ontario-wide through our sister company, OLH Property Management, when a property management agreement is in place.

What types of rental properties can be listed?

A wide range of residential rentals: houses, condos, townhomes, duplexes, triplexes, basement apartments, student rentals, and multi-unit residential properties — anywhere in Ontario.

Legal Guarantee & Tenant Screening

What is the Legal Guarantee?

Built-in legal protection included with every rental listing, administered by OLH Property Management's licensed, in-office paralegal team and powered by the LandlordEzy™ platform. It's unique in the market — likely the only offering of its kind in Ontario.

What does the Legal Guarantee cover?

It covers nonpayment of rent — including N4 and L1 preparation, full LTB representation, and one complimentary MLS® re-listing if an eviction occurs within the coverage period (3 months on Basic, 12 months on Premium). Government filing fees (LTB, sheriff, etc.) are the landlord's responsibility.

What are the Legal Guarantee eligibility requirements?

You must report any missed rent within 5 calendar days of the due date and use LandlordEzy™ for rent reporting and tenant communication. Additional program terms may apply.

What does tenant screening include?

Every applicant is screened via LandlordEzy™ and verified by OLH Property Management: Equifax credit report & score, government-ID verification, employment & income confirmation, pay-stub & bank validation, current and previous landlord references, and an LTB judgment database search against 45,000+ public orders.
