Farm & acreage questions

Can a farm really be sold flat-fee?

Yes. A farm listing goes on the same MLS® system and REALTOR.ca as any property — the difference is the data: acreage and workable land, barns and outbuildings, zoning, tile drainage, water and services. Our farm intake collects the farm-specific fields boards require, and the brokerage places the listing.

Why does flat-fee matter more on farms?

Because the prices are high and much of the value is land. On a $1.5M farm, a 2.5% listing side is $37,500 — for the same MLS® exposure a $549 flat fee buys. Sellers of farms and acreage keep more per dollar with flat-fee than almost any other property type.

What farm details go on the listing?

Total and workable acreage, outbuildings and their condition, residence details if there's a home, zoning and permitted uses, services (hydro, water, septic, gas), and rental/lease arrangements on the land — plus up to 40 photos including aerials if you have them.

Do you also list vacant land and hobby farms?

Yes — vacant land, hobby farms, equestrian properties, and rural residential acreage all list on the same flat fee.

Your land. Your equity.
