FSBO in Ontario — with real MLS® exposure
Selling by owner doesn't have to mean selling invisibly. Put your home on MLS® and REALTOR.ca for a $549 flat fee, keep full control of your sale, and keep the commission.
Why FSBO sellers still list on MLS®
A lawn sign and a marketplace post reach the buyers who happen to drive by or scroll past. REALTOR.ca reaches the ones actively searching — and the agents representing them. A flat-fee listing is how private sellers get both worlds: FSBO control and pricing, MLS® reach.
- Full MLS® + REALTOR.ca listing, 12-month term
- You run showings, negotiation, and price — your sale, your rules
- You choose the buyer-agent compensation (or none)
- Licensed Ontario brokerage keeps the listing compliant
- Optional offer handling, CMA, and QR yard sign when you want backup
FSBO in Ontario — common questions
Can I sell my house myself in Ontario?
Yes — private (FSBO) sales are perfectly legal in Ontario. The challenge is exposure: the MLS® system and REALTOR.ca can only be accessed through a licensed brokerage, and that's where most buyers and every buyer's agent search. A flat-fee MLS® listing gives an FSBO seller that same exposure for $549 + HST instead of a percentage commission.
What does FSBO actually save me?
The listing-side commission — typically 2.5% or more. On a $600,000 home that's $15,000+ before HST. With a flat-fee listing you pay $549 + HST for the MLS® listing and decide for yourself what, if anything, to offer a buyer's agent.
Do FSBO sellers have to handle their own showings and negotiation?
Yes — that's the trade-off, and for many sellers it's the appeal: you know your home better than anyone. If you'd like backup, our optional Offer Handling + Compliance add-on ($399) puts licensed support behind your paperwork, and buyers can book showings through your listing page.
Who handles the legal paperwork in a private sale?
Your real estate lawyer closes the transaction, exactly as in an agent-listed sale. Our brokerage handles the listing paperwork and MLS® compliance; a lawyer (which every Ontario sale needs anyway) handles the transfer.
Will buyer's agents show a FSBO flat-fee listing?
A flat-fee MLS® listing looks like any other listing on the MLS® system and REALTOR.ca. Agents see the buyer-agent compensation you chose to offer — offer a competitive amount and your listing is as showable as any traditional one.
