Non-payment cover for the whole first year of the tenancy instead of the first three months — N4/L1 preparation and LTB representation by OLH Property Management's licensed paralegal team.
✍️ Lease signing handled for you
We prepare the Ontario Standard Lease (Form 2229E), run the signing with your tenant, and return the fully executed copy — you are not chasing signatures or wondering whether it was filled in correctly.
📎 Lease Signing Addendum prepared & signed
Our additional-terms addendum is prepared and signed alongside the standard lease, so your house rules, utilities, maintenance and parking terms are on the record from day one.
💰 First & last month's rent collection
We start and run the collection process at signing: first month's rent and the lawful last-month rent deposit collected, funds confirmed, and receipts issued to your tenant.
🔑 Key deposit collection
The key deposit is collected and receipted at signing, kept within Ontario's limits (refundable, and never more than the cost of replacing the keys), so you are protected without stepping outside the RTA.

How much is the upgrade?
$200 + HST per listing — the difference between Basic and Premium. You are not charged for the listing again.
Do I lose my current listing?
No. Your MLS® and REALTOR.ca listing stays exactly as it is. The upgrade adds services and extends your Legal Guarantee.
Can I upgrade more than one rental at once?
Yes — set the number of listings on the payment page and pay for them together.
Does the 12-month guarantee start over?
Your Legal Guarantee runs 12 months from the start of the tenancy rather than 3, so upgrading before your tenant moves in gives you the full benefit.
Can a landlord charge a key deposit in Ontario?
Yes, provided it is refundable and no more than the cost of replacing the keys. We collect and receipt it within those limits. Damage and security deposits are not permitted in Ontario and we never collect one.
