Terms of Service
These terms govern your use of listitmls.ca and the services of List It Realty Brokerage Inc., a licensed Ontario real estate brokerage.
Services
We provide flat-fee MLS® listing services and optional add-ons as described on our Packages page. Specific deliverables and pricing are confirmed at onboarding.
Fees & payments
Flat fees and add-on prices are as listed and are payable via Stripe. Applicable taxes (HST) are added at checkout. Prices are quoted in Canadian dollars and exclude HST unless stated otherwise.
All sales are final
All purchases are final and non-refundable. Work begins as soon as payment clears — your intake is opened, your listing paperwork is prepared, and board, syndication and third-party screening costs are committed on your behalf. Because those costs are incurred immediately and cannot be recovered, fees are not refundable in whole or in part, including where:
- you change your mind, sell or rent the property privately, or decide not to proceed;
- you do not complete your intake, do not provide required documents, or do not sign the listing agreement;
- the property does not sell or rent during the listing term;
- you cancel or withdraw the listing before the end of its term; or
- a package includes services you choose not to use.
Unused portions of a term, and add-ons purchased but not used, are not credited or exchanged. Upgrades purchased after an initial package are likewise final once paid.
Nothing in this section limits any right you have that cannot be waived under Ontario's Consumer Protection Act, 2002 or other applicable law. If we are unable to provide a service you paid for at all, contact us at paul@olhgroup.ca and we will make it right.
Initiating a chargeback for services already delivered does not cancel your obligation to pay for them, and we will provide the card issuer with the record of what was supplied.
Seller responsibilities
You are responsible for the accuracy of the information and photos you provide, for property access and showings, and for reviewing all documents before signing.
Regulatory compliance
All listings are handled in accordance with applicable Ontario real estate law and the rules of the relevant real estate board.
