Flat-fee vs. FSBO — common questions
What is the actual difference?
Pure FSBO means selling privately with no MLS® listing — a yard sign, a marketplace post, word of mouth. A flat-fee MLS® listing keeps the FSBO control and pricing but adds the one thing a private sale can't buy on its own: a listing on the MLS® system and REALTOR.ca, where buyers and their agents actually search.
Can I do FSBO without any brokerage?
You can sell privately with no brokerage at all — it is legal in Ontario. But MLS® and REALTOR.ca are only accessible through a licensed brokerage, so pure FSBO trades away the biggest source of buyers to save a fee.
Do I lose control with flat-fee?
No. You still host showings, set your price, and decide on every offer. The brokerage handles the listing and compliance — it does not take over your sale.
Which should I choose?
If maximum exposure matters — and for most sellers it does — a flat-fee MLS® listing gives you FSBO control with agent-level reach. Pure FSBO makes sense only when you already have a buyer lined up.
