Net proceeds — common questions

What are "net proceeds"?

Net proceeds are what you actually walk away with after a sale: your sale price minus what it costs to sell and what you still owe. The big pieces are your remaining mortgage balance, any commission you offer a buyer's agent, your legal and closing costs, and your listing cost.

How does the listing cost affect it?

On a traditional listing, the listing-side commission is a percentage of your sale price — it grows with your home's value. A flat-fee listing replaces that percentage with a fixed fee, so more of the sale price stays in your pocket. This calculator shows the difference.

Is the buyer-agent commission separate?

Yes. Whether and how much to offer a buyer's agent is your decision, separate from your listing cost. The calculator lets you set it so you can see its effect on your net.

Are these numbers exact?
