Multi-family seller questions
What information do multi-family buyers need?
Investors price on income, not on how the kitchen looks. The listing that gets offers shows the rent roll (unit by unit), current rents vs. market, the income and expense picture, utilities and who pays them, recent capital work (roof, boiler, wiring), and the status of each tenancy. Give them the numbers and you give them a reason to offer.
Can I sell with tenants in place?
Yes, and most small multis sell tenanted. Existing leases and tenancies generally continue with the new owner under Ontario's Residential Tenancies Act — you cannot simply empty the building for a sale. Be accurate about each tenancy; buyers and their lawyers will verify it.
How is a triplex or fourplex priced?
On its income — typically a capitalization of net operating income, cross-checked against recent sales of comparable buildings. Because these comps are scarce and specialized, a professional CMA that pulls small-multi sales is especially valuable. See our Comparable Market Analysis add-on.
Is financing different for buyers?
Often. Residential financing typically covers up to a fourplex; five units and up usually move into commercial financing, which changes who your buyer is and how they qualify. It is worth weighing a buyer's financing when you compare offers.
