How the guarantee works

The guarantee is conditional — it rewards sellers who give the listing a real chance and follow the steps. In plain language:

  1. List the Ultimate package and keep it active and accurate on MLS® for 6 continuous months, with reasonable showing access.
  2. If it hasn't sold, relist on MLS® through another Ontario-registered brokerage within 7 calendar days of ending the List It listing.
  3. The replacement listing must be at the same asking price or higher, and stay active until it sells.
  4. Sell, close and have it reported sold on MLS® before the guarantee expires 12 months after purchase.
  5. Provide the MLS® listing history, sold data sheet and proof of closing.

Money-back guarantee — common questions

What is the money-back guarantee?

The Ultimate — Full Money-Back Guarantee package is a flat-fee MLS® listing backed by a conditional guarantee: if your home does not sell during the required List It listing period and you meet every condition, you may qualify to receive the amount paid for the package back, up to $1,499 plus HST.

How long do I have to list with List It first?

Your property must remain continuously listed and marketed with List It on MLS® and REALTOR.ca for at least 6 consecutive months, active and in good standing, with reasonable showing access.

What happens if it does not sell?

If it has not sold after the 6-month period, you may relist through another Ontario-registered brokerage. That replacement MLS® listing must become active within 7 calendar days of your List It listing ending, at the same asking price or higher, and stay active until it sells.

When does the guarantee expire?

The property must be sold, closed and reported sold on MLS® before the guarantee expires — 12 months after your original Ultimate package purchase date.

What documentation do I need?

The MLS® listing history, the sold MLS® data sheet and proof of closing. Approved refunds are processed within five business days after the documentation is verified.
