Can I really list commercial property flat-fee?

Yes. Retail, office, industrial, mixed-use and investment commercial property lists through our licensed Ontario brokerage on the MLS® system and REALTOR.ca, for a flat fee instead of a percentage commission. On commercial deals the dollar commission is often large, so the saving is meaningful.

What do commercial buyers evaluate?

It depends on the asset. Investors look at leases, tenants and covenant strength, net operating income and cap rate. Owner-users look at zoning and permitted uses, size, clear height and loading (for industrial), parking, and location. A strong commercial listing puts the right facts up front for the buyer it is aimed at.

What about leases and tenants?

For a leased or investment property, buyers need the rent roll, lease terms and expiries, who pays which operating costs, and any options or covenants. Have your lease documents and income statements organized before you list — it is what an investor's lawyer and lender will ask for.

Does zoning and environmental matter?

A great deal. Zoning defines what a buyer can do with the property, and commercial and industrial sites can raise environmental questions (a buyer may order a Phase I or II assessment). Be upfront about known issues — surprises kill commercial deals late.

Your listing is on the MLS® system and REALTOR.ca. Because commercial activity can span local boards, an MLS® Interboard upgrade can widen the reach to the boards where your buyers and their agents work.
