What do land buyers actually want to know?
Not room counts — zoning and what you can build. The listing that sells land answers: zoning and permitted uses, lot size and frontage, whether it is serviced (municipal water/sewer) or needs a well and septic, hydro and gas at the lot line, road access and whether it is a year-round municipal road, and any conservation authority, floodplain or environmental constraints.
How is vacant land priced?
Land is priced per acre or per buildable lot, driven by zoning, services and location rather than by a building. Comparables are other land sales, not house sales, so a professional CMA that pulls land comps is worth far more here than a guess. See our Comparable Market Analysis add-on.
What about photos with no building?
Show the boundaries, the road frontage, the terrain and any views or water. Buyers value a clear sense of the lot and access. A survey and a marked site map help enormously — many land buyers will not offer without seeing where the lines are.
Is financing different for land?
Often, yes — lenders treat vacant land differently than a house, and many land deals are cash or larger-down-payment purchases by builders and investors. That is useful to know when you weigh offers: a land buyer's financing is worth scrutinizing.
