Is my townhouse freehold or condo?
Both are common in Ontario and they list differently. A freehold townhouse you own outright, land included. A condo townhouse (or a POTL — Parcel of Tied Land / common-elements condo) carries a monthly fee for shared roads, visitor parking or amenities. Knowing which you have decides whether a status certificate and fee disclosure belong on your listing — our intake asks, so it goes on the board correctly.
What fees do I have to disclose?
If your townhouse is a condo or POTL, buyers need the monthly fee, what it covers, and the corporation details — and they will usually make an offer conditional on the status certificate. If it is fully freehold, there may be no fee at all. Listing the wrong thing here is a common private-sale mistake; we make sure it is right.
How do I price a townhouse?
