Timing

Saturday or Sunday, 2–4 p.m. Post it on your listing at least four days ahead so it appears in REALTOR.ca's open-house search all week. Avoid long weekends and big-game days. Two hours is plenty — scarcity beats an all-day drop-in.

Setup

Signs at the nearest main intersection and on the lawn (our DirectConnect™ QR sign lets drive-bys open the full listing on their phone). Lights on, blinds open, gentle temperature, pets out of the house entirely. Print a one-page feature sheet — address, price, taxes, lot size, mechanical ages, inclusions — and stack them by the door. Put valuables, prescriptions, and mail away.

Run it like a host, not a guard

Greet at the door, offer the feature sheet, invite people to wander, and stay reachable without following anyone room to room. The one question that matters: "Are you working with an agent, or searching on your own?" — it tells you exactly how a future offer would arrive. Keep a simple sign-in sheet (name, email, phone); serious buyers sign it without hesitation.

Safety, briefly

Two adults present, phones charged, door count matched at close. You are allowed to ask anyone to leave. Most visitors are neighbours and honest buyers — prepare for the exception anyway.

The follow-up (where the offer actually comes from)

That evening, message every sign-in: thanks for coming, link to the listing, and "we're reviewing offers as they come." Anyone who asks a second question is a live buyer — invite them back for a private showing.
