Short answer: Yes. In Ontario you can sell your home without hiring a traditional full-service realtor, and you can still get onto the MLS® System and REALTOR.ca. The route most people miss is the one in the middle: a licensed flat-fee brokerage. You pay one fee instead of a percentage commission, you manage your own showings, buyer interest and negotiations (with optional support where you want it), and the brokerage does the parts that legally require a licence.

The three ways to sell in Ontario
- Traditional full service. A brokerage represents you for a percentage commission (commonly quoted around 5% split between the listing and buyer sides, though everything is negotiable). They handle marketing, showings, offers and paperwork.
- Private sale (FSBO). You sell entirely on your own with no brokerage. It is the cheapest option, but you cannot put the property on the MLS® System or REALTOR.ca yourself — only a member brokerage can.
- Flat-fee MLS® (the middle option). A licensed brokerage lists your property on MLS® and REALTOR.ca for one flat fee. You keep control of showings and decisions; the brokerage provides the listing and the licensed pieces.
If you were only ever shown options one and two, the flat-fee model is the one worth understanding. It is how many capable owners keep more of their equity without losing exposure.
Why can't I just list on REALTOR.ca myself?
REALTOR.ca and the MLS® System are operated for real estate boards and their member brokerages. A private seller cannot post directly. To appear there, your listing has to go through a brokerage that is a member of the appropriate board. The point is control. If you are comfortable showing your home and making decisions, you should not have to pay a percentage of your sale price for the licensed listing you actually need.

What it costs
Instead of a percentage of your sale price, you pay one flat fee. The Essential MLS® Listing is $549 + HST and the Ultimate Money-Back Guarantee Package is $999 + HST; optional add-ons are priced separately. Any compensation you choose to offer a cooperating (buyer's) brokerage is a separate, negotiable decision, not part of the flat listing fee. Is this right for everyone?
